Santa Clarita is one of the largest cities in Los Angeles County, with a population approaching 230,000 spread across several distinct communities: Valencia, Newhall, Saugus, Canyon Country, and Stevenson Ranch. The city incorporated in 1987, bringing together communities that had grown independently along the Santa Clara River Valley. Median home values consistently sit above $600,000, and the majority of residents own rather than rent, which means homeowners here have real money tied up in their properties and tend to invest in improvements that protect that asset.
The housing stock reflects the city's growth history. Valencia was developed as a master-planned community starting in the 1960s, with two-story tract homes on similar lots sharing tile roofs, stucco finishes, and attached garages. Newhall, the oldest community in the valley, has a more varied mix including pre-war bungalows near the historic downtown and mid-century ranchers that predate the city's rapid expansion. Canyon Country and Saugus sit on hillside terrain, where graded lots and proximity to brush-covered hills create a different set of maintenance considerations than the flatter streets of Valencia. Vasquez Rocks Natural Area, just northeast of the city, is a landmark recognized by nearly every long-time Santa Clarita resident.
Beyond Santa Clarita, we serve the communities of Burbank to the south and Palmdale to the north. Both share the same inland heat exposure and many of the same housing age ranges as Santa Clarita, making insulation upgrades equally high-priority for homeowners in those areas.
